Chimney Cap and Chicken

A fine day, sunny and about 11 C. Hoped to hear from the property manager about when the chimney cap will finally be replaced, but no luck there. It's been about three months now, and I'm a little weary of bailing out the fireplace when it rains. My neighbour has seen raccoons on the roof, and I'm seriously hoping one doesn't come down the open chimney.
